At Orchard Lettings we understand that renting a house is a two way thing…. To have happy Landlords we need to have happy Tenants. Unlike estate agents we don’t sell property, so you can be sure that your enquiry will be given our full attention.

So, how do you go about renting a property through Orchard Lettings? It’s simple, just read on or click here for our Tenant’s Guide and let us do all the work…
1. Register
The first step is to register your details on our system by telling us what you are looking for. You can do this by clicking here, or by calling into our branch and discussing your requirements with a member of our Lettings team.
The majority of all our new property listings are taken by tenants already registered on our system. By registering your details you can have first pick on any new property coming onto the market, so you don’t miss out on find your perfect home.
2. Viewing
Once you’ve identified some prospective properties we will arrange for you to view the properties. These will be arranged at a time that suits you, with viewings available to 7pm Monday to Friday we’re sure to have a time that fits into your plans.
3. Application
Having selected a property, we need you to complete an application form to apply to rent the property. At this time any details or requirements can be agreed, including the date you wish to move in, during of letting etc.
4. Administration Fee & Holding Deposit
On application you will need to pay an administration fee of £35.00 to cover our administration fees along with a holding deposit of £100.00 to take the property off the market.
5. References
Once you have completed your application form we will take up references on behalf of the Landlord. Normally this will include your employer, any former Landlord and a character reference. In addition a credit credit will be undertaken. Referencing usually takes between 5 to 7 working days to complete.
Where a Tenant is unable to meet the required income or credit checks, we will require a Guarantor.
6. Deposit
A deposit is required on all properties prior to occupation. This is normally equal to one months’ rent, but may vary. Please check with your Lettings Consultant who can give you move information.
The deposit is held to cover your obligations under the Tenancy Agreement including any breakages or damage.
7. Rent
Rents are normally quoted on a calendar monthly basis and include rates. In addition, you are responsible for water rates, gas, electricity and telephone costs.
All rents are payable by standing order monthly in advance, with the first months’ rent due before taking occupation of the premises.
8. Tenancy Agreement
Once all the referencing is completed and the Landlord accepts your application we’ll organise a date and time for you to come in and sign your Tenancy Agreement and hand over the keys.
