To maximise the efficiency with which we manage the letting of your property we’ve have two main departments….
The Letting Team
It is the letting of property that Orchard differs most from other estate agents. We believe that one of the most important parts of successful property management is securing the best possible tenant for your property in the quickest time for the highest rent. For this reason we have a specific team of Letting Consultants (effectively salespeople) who focus directly on renting your property, it’s all they do, and as a result they get very good at it. It sounds simple and makes sense, yet many other agents have one person do all the administration, chase rental payments, conduct routine inspections, negotiate with tenants, look after maintenance, do the accounting and also expect their staff to rent your property, to the best tenant at the highest possible price.
We ensure all tenants are accompanied when viewing properties by our specialist Letting Consultants. Aside from maximising the security and protection of your property, this procedure enables the Letting Consultant to more accurately gauge the appropriateness of a tenant for your property and allow them to provide you with constructive feedback.
One of the biggest benefits of using Orchard to manage the letting of your property is the amount of tenant enquiry we receive. We have more ties with local major employers, advertise on more than 20 different property portals, and have more rental lists distributed and take out more local press adverts. Put simply this means more tenant enquiry.
Our letting team maintains a register where prospective tenants are able to register their requirements and then be advised of new properties as they become available. This pro-active approach assists in reducing the vacancy time for your property.
Prospective tenants who submit an application to rent your property are thoroughly referenced. Information including identification, previous rental history, employment histroy, income and personal references are verified. All applicants must meet our stringent criteria before being accepted as a tenant.
When a tenant has been approved by you for your property they are required to attend a “sign-up appointment”. This appointment normally takes around 30 minutes and allows our Letting Consultants to meet with the tenant(s) and explain their obligations and responsibilities under the agreement and our expectations of them during the tenancy. All this is done to ensure your new tenants are fully aware of how important it is to look after your property.
The Property Management Team
This department handles all the paperwork, collection of rents, property inspections etc – generally the day-to-day management of your property.
At Orchard our Property Managers job is to make your life easy. They are your main point of contact, and also the main point of contact for your tenants. This means you only have to speak to one person to get all the answers you need. They are experienced, well trained property professionals whose background knowledge will ensure that any queries or issues that may arise with your property are dealt with quickly and efficiently.
